Project: SILVER SPRINGS

Single-family development, 825 homes in Leesburg, FL

Client: Richland Communities

Challenge: The client wanted to access the new development from a major highway and secondary road. Because of my relationship with the City, we learned approval would be denied unless access to the secondary road was limited to emergency use only.

Solution: Our team sought neighborhood input and adjusted the project design to increase buffers. The project won approval. MORE

Project: MOUNT DORA NORTH and SOUTH

550-acre project in the Wolf Branch Innovation District

Client: Richland Communities

Challenge: The project involved many entities: the Innovation District, the City of Mount Dora and a JPA. The client sought change via a comp plan amendment to a PUD from existing agriculture, residential R1, R2 and industrial to a new PUD.

Solution: Our team held community meetings and divided the development into two projects that promised local residents high-paying, high-quality jobs.

Project: OAK RIDGE

596-acres, 910 dwelling units directly across from The Villages

Client: Dix Development

Challenge: The property was in the County, although it was surrounded by annexed city property. The City had stated it would not allow any more annexations. The client wanted to change the designation from County Rural/Agriculture to City residential/PUD.

Solution: Our team worked with city officials to ensure the project included amenities that blended the neighborhood into the wetlands areas. The project was approved 4-1. MORE
